These Terms and Conditions apply to all visitors to our website and to all customers who engage us for sunroom construction, installation, remodeling, or related services. They may be updated from time to time as described in the "Modifications" section below.
North Miami Beach Lanai Sunrooms & Patios provides residential sunroom construction, enclosure installation, patio conversion, and related exterior addition services in the North Miami Beach, FL area and surrounding communities. All services are subject to a separate written contract executed between North Miami Beach Lanai Sunrooms & Patios and the customer prior to the start of any work.
The information on our website describes our services in general terms and is provided for informational purposes only. It does not constitute a binding offer or guarantee of any specific outcome, timeline, or price. Final scope, pricing, and project specifications are determined through the estimate and contract process.
All estimates provided by North Miami Beach Lanai Sunrooms & Patios are based on the information available at the time of the site visit and the scope discussed with the customer. Estimates are valid for 30 days from the date they are issued, unless otherwise stated in writing. We reserve the right to revise an estimate if site conditions, material costs, or project scope change materially after the estimate is provided.
A written contract with a fixed scope and price will be provided before any work begins. Changes to the scope of work after a contract is signed must be agreed to in writing by both parties and may result in a price adjustment. We will communicate any potential cost changes to you before proceeding with work that falls outside the original scope.
Providing an estimate does not obligate either party. No work will begin until a signed contract and required deposit have been received.
Project start dates are scheduled after receipt of a signed contract and the agreed-upon deposit. Start dates are subject to permit approval timelines, weather conditions, and materials availability. We will communicate any significant changes to the schedule as soon as reasonably possible.
If you need to cancel or postpone a project after signing a contract, please notify us in writing as soon as possible. Cancellation terms, including any applicable deposit retention or restocking fees, will be specified in your written contract. Materials ordered or work performed prior to cancellation may be subject to charges.
We reserve the right to reschedule work in the event of severe weather, safety concerns, or circumstances beyond our control. We will make reasonable efforts to complete your project as close to the agreed schedule as possible.
Payment terms are specified in the written contract for each project. Typical payment structure includes a deposit at contract signing, one or more progress payments tied to project milestones, and a final payment upon completion and customer acceptance of the work.
Final payment is due upon completion of the project and before the final permit documentation is transferred to the customer. Late payments may be subject to interest charges as specified in the contract. We reserve the right to suspend work if payments are not made in accordance with the agreed schedule.
All prices are quoted in U.S. dollars. Accepted payment methods will be specified in your contract.
North Miami Beach Lanai Sunrooms & Patios will obtain required building permits from the applicable local authority on the customer's behalf as part of the project scope. Permit fees are typically included in the project estimate. If permit requirements change after the estimate is provided, additional costs may be passed through to the customer.
The customer is responsible for obtaining any required homeowners association (HOA) approvals prior to the start of construction. North Miami Beach Lanai Sunrooms & Patios will provide drawings and documentation to support the HOA submission upon request, but the customer is responsible for submitting to and coordinating with the HOA.
Any warranty on workmanship or materials provided by North Miami Beach Lanai Sunrooms & Patios will be stated in your written contract. Manufacturer warranties on materials and products are passed through to the customer to the extent permitted by the manufacturer.
The website and any general information provided on it are offered "as is" without warranties of any kind, express or implied. We do not warrant that information on this website is complete, current, or free from errors. General descriptions of services on this website do not constitute warranties about outcomes on any specific project.
Warranties do not cover damage caused by improper use, acts of nature, events beyond the contractor's control (including but not limited to hurricanes, flooding, or structural settling unrelated to our work), or modifications made by parties other than North Miami Beach Lanai Sunrooms & Patios after project completion.
To the fullest extent permitted by law, North Miami Beach Lanai Sunrooms & Patios shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of our website or from the provision of services under a contract, even if we have been advised of the possibility of such damages.
Our total liability to you for any claim arising out of or related to these Terms or any services provided shall not exceed the amount you paid us for the specific project giving rise to the claim.
Some jurisdictions do not allow the exclusion or limitation of certain damages, so the above limitations may not apply to you in full.

Nothing in this section prevents either party from seeking injunctive or other equitable relief in a court of competent jurisdiction to protect intellectual property rights or prevent irreparable harm.
These Terms and Conditions are governed by the laws of the State of Florida, without regard to its conflict of law provisions. Any legal proceedings not subject to arbitration under these Terms shall be brought exclusively in the state or federal courts located in Florida.
We reserve the right to update or modify these Terms and Conditions at any time. When we make changes, we will update the effective date at the top of this page.
